100% Mortgages
Getting your foot on the housing market is becoming harder and harder as the prices of properties continue to increase. A 100% mortgage could offer a solution. Statistics show that on average it takes 5 years to save up enough deposit to put down a deposit on your first house.
Taking out a 100% mortgage is more costly than a mortgage when
putting down a deposit but it is worth considering what the increase in house prices will be while you are saving. If property value goes up quickly then the size of property you are aiming to purchase could become unaffordable while you are saving.
Some of the mortgages on offer can even lend above the value of the property, offering additional funds on an unsecured basis but at the interest rate of the mortgage. This can be very useful in covering the cost of legal fees, stamp duty or land registry costs.
100% mortgages are normally offered at a slightly higher interest rate as there are fewer lenders offering them. This means that there is less
competition in this sector making it less competitive.
Some lenders will insist on a Mortgage Indemnity Guarantee (MIG). This is an insurance premium, paid up front at the start of the mortgage, which covers the lender for a proportion of the mortgage should you default or be repossessed. This insurance becomes more expensive the higher the LTV (loan to value) ratios are so is at its most expensive when taking out a 100% mortgage.
