Self Certificate Remortgage (Self Cert)

Self Certification mortgages and re mortgages (often abbreviated to Self Cert Re Mortgages) have been available for about the last ten years. They were introduced to aid self employed people who could not prove their income, to either re mortgage their property or purchase a new one.

If your credit file is good and you have no adverse credit at all and your only problem is proving your income then approval can be very quick as you, the borrower, certify your own income, meaning the lender does not need to take references to prove your income is what you claim it to be.

High Street Lenders use salaries or wages which are declared annually on a document provided by your employer called a P.60 to determine how much you are earning and therefore how much you can borrow based on that figure.

If you are a contractor, or have only recently become self employed or you just haven’t completed your tax returns or accounts then a Self Certification Mortgage or Re mortgage can offer a practical solution with minimal paperwork.

However, it is worth mentioning that if you are self employed and you have your last 3 consecutive year’s accounts then you will be treated as a full status applicant. The lender will treat your annual net profit as the equivalent of the gross income on a P.60.

Self Cert Mortgages and Re mortgages present the lender with more risk and therefore the applicant must be prepared for the interest rate to be slightly higher than a main- stream mortgage from one of the High Street Lenders. Furthermore, the amount offered as a percentage of the value or purchase price will be slightly lower. Most Self Cert products only lend as high as 85%
